The information below pertains to tenancy within Exodus Exports.  If you are seeking rental guidelines for properties outside of The Tall Walk sim, please see the Exodus Properties agreement.

Thank you for your interest in renting with Exodus Properties. Please read through ALL rules before beginning your tenancy. By paying your rental meter/box it is understood that you have read and agree to the terms below.  Once you have paid your box, you will receive a group invite from our rental bot (Payment Root) automatically.  If you accidentally decline, please contact Viola Dagger or Trance12 Farquart to be added manually.

~*~ Rental Agreement ~*~

1. a) Prim allowance and rental rates are fixed.  If you require more prims, you may rent a second unit.  If your units are next to one another, the divider between each unit may be removed upon request.  Your rate and allowance is viewable at any time by clicking your rental meter or box.

Prim allowances:
Large Mainstore            = 1500 prims     $L1500/wk
Small Mainstore            = 600 prims       $L600/wk
Mall Corner Units          = 350 prims        $L350/wk
Mall Middle Units          = 250 prims        $L250/wk
Mall Front/Back Units  = 150 prims        $L150/wk
Outdoor Portobellos     = 10 prims          $L10/wk

b) Each rental option excludes the need for a building, as the building is already provided AS-IS.  If you wish to decorate your unit however, you may do so by placing up your own prims on which you can texture according to your liking, so long as those prims don’t extend beyond your unit.  Keep in mind those prims will count towards your prim usage.

c) Tenants renting Portobello’s are expected to keep their items on the table surface when possible, or in front/side of the portobello so long as the items are kept close (less than 2m) to their portobello and not obstruct other tenants or tarnish the appearance of the surrounding.  Portobello tenants may not use decorations around their unit, as this will surely alter the appearance of the environment.

2) Should your prims exceed your allowance, you will be asked to reduce your prim use within 24 hours (you will be sent a notecard and an IM).  If after 48 hours the prims still exceed the allowance, management will return ALL of your content.  It is simply too time consuming for managers to pick and choose which prims should be returned and which should stay.  If the issue reoccurs your tenancy may be revoked.

3) We support original content creators and legitimate resellers.  If you are suspected of selling (or providing for free) copybotted items on our premises, all of your content will be returned and your tenancy will be suspended pending investigation from management.  Should management determine that indeed said items are copybotted, tenancy will be revoked without refund and the tenant will be banned from the sim.

4) Pets and animals (including breedables and unborn bundles) are not permitted to be sold on premises.  We are a commercial space, and have no desire to resemble a stable, farm, ranch or zoo.  You may however, place signs or ads within your unit that link to your items located elsewhere, provided such ads do not have hovertext that bleed into neighboring units (see point #14 for more info).

5) Rent must be paid in a timely fashion, on or before the date of expiry. If something comes up please send an IM to Trance12 Farquart and/or Viola Dagger explaining the situation (IM’s are forwarded to email).  However, repeated late payments will be deemed as negligence, and tenancy will be terminated after the third occurrence.

6) Treat everyone with respect, regardless if it is a customer, visitor or another merchant.  If an issue arises and you wish for a manager to address it, please provide detailed information so that the matter may be investigated.  If it is appropriate, please also submit an abuse report.   Please note we have a NO tolerance rule for DRAMA.

7) Tenants must be added to the Merchant role within the Exodus Exports group to begin placing their sale items within the allocated store spaces.  Once payment is made to the rental box/meter, you should receive an invitation form our rental bot.  If your acceptance fails, please contact a manager for a manual invitation.

8 ) The shopping area is limited in size, and may not be extended. Tenants using a vending system are welcome to place their servers inside their stores if they wish, or on the provided shelves within the rental office.  Please note however that placing servers anywhere on our sim will count towards your prim usage.

9) The rating of this location is set to Mature.  Pornographic, offensive, hateful or illegal material is not permitted.  However merchants selling skins, shapes or tattoos that use nude images are permitted provided the avatars depicted are not displayed in a sexual context.  Such guidelines are discussed by LL in their knowledge base here: Knowledge-Base/Maturity-ratings

10) You may sell avatar skins or shapes provided that the images depicted are deemed tasteful, and does not violate any of the stipulations mentioned above.  Management reserves the right to discern what material may be offensive or inappropriate.

11) Content promoting hateful or illegal material or services, including that which provide locations to such places or material will be promptly removed (includes but not limited to landmarks, images, scripts, notecards, local chat or agent IM’s).

12) Please keep noise generating objects to a minimum.  It is preferred if objects which display text in local chat be limited to whisper or chat range.  It is therefore recommended that mainstore tenants keep such items near the front of their stores when possible for the best possible results.

13) Excessive scripts lag the sim.  If you use vendors, please use those which have as few scripts as possible.  If using the HippoVEND system, consider removing the Slideshow and Sharing scripts if they are not needed.  Slideshow mode contributes to viewer lag (causing nearby individuals to continuously load new textures as they appear) so please avoid using this option if possible.  A great alternative to the standard HippoVEND system is the HippoVEND Elite or the CasperVend systems, both of which use only one script per vendor.

14) Hovertext may not obscure or intrude on neighboring merchants.  Any prim/vendor with hovertext that might obscure or confuse another tenant’s goods will be required to be relocated or removed.  In other words, text may not bleed through a shared wall.  The exception is “smart hovertext” which only appears for a short time after a user interaction, such as the hovertext option available in the If using HippoVEND systems.

15) Sale prims, vendors and displays must stay within the confines of your unit.  The exception of course is your store sign/logo which you may place in front of your unit.  Holovendors or temp rezzers (even for models) are not permitted for mall tenants as they use up sim resources and temp prim allowances.  Large Mainstore tenants may use Holovendors on the prefab demo platform provided.

16) Security devices such as Gemini’s CDS,  RedZone, Voodoo and the like are not permitted to be used on Exodus parcels for the following reasons:
a) Merchants don’t have access to the ban list or deeding, so such devices will be completely ineffective in banning avatars.
b) The devices are too unreliable at correctly identifying copybotters or unwanted alternate avatars, as IP cross referencing is flawed (particularly those who share a waypoint, router or dynamic IP through their ISP).  In addition, those determined to circumvent such systems can easily do so without any difficulty.
c) In our opinion, disclosure of a person’s alternate accounts, regardless of the reason, is a violation of user privacy.

THIS IS NOT NEGOTIABLE! Such devices will be immediately returned and tenancy may be revoked without refund.  You have been warned!

17) The management team reserves the right to end your tenancy without refund should these terms be violated.

18) The management team reserves the right to amend this agreement at any time.  Should a change be made, the updated agreement will be sent to you via group notice and/or notecard delivery.  A copy of updated agreements may also be obtained from the rental office for tenants or other interested parties to pick up at any time.
