Thank you for your interest in renting with Exodus Properties. Please read through ALL rules before beginning your tenancy. You may also like to read through the Exodus Properties FAQ.  By paying your rental box it is understood that you have read and agree to the terms below.  Once you have paid your box, please send an IM (not a notecard) to Trance12 Farquart to be added to the group so that you can begin moving in.  Your tenancy will officially begin once you are added (your time may be adjusted if this takes more than a day).  You can usually expect a response within 24 hours.

~*~ Rental Agreement ~*~

1) Prim allowance is fixed and based on your parcel’s size.  Because of this limitation, your prim allowance may not be extended.

2) Rent must be paid in a timely fashion, on or before the date of expiry. If something comes up please send an IM to Trance12 Farquart explaining the situation (IM’s are forwarded to email).  However, repeated late payments will be deemed as negligence, and tenancy may be terminated.

If the rental payment is late, the account will move into arrears.  Once in arrears, the tier must be paid within 12 hours to avoid eviction.  If paid during this time, the box will automatically deduct the missing day from the rental term if required (so upon payment the remainder of your rental may show as 6 days instead of 7, adjusting for the missing day).  If payment is not made within 12 hours, tenancy will be revoked, the land reclaimed and all items will be returned.  In some circumstances, an evicted tenant may not be permitted to rent again with Exodus Properties.

3) You are welcome to use your rented land for commercial use, residential use, or a combination of both.  You are not restricted to building or theme limits, so decorate any way you see fit! In addition, any objects provided on such parcels are free for you to use at no extra cost.  If you do not wish to use them, feel free to simply return the items at your convenience.

4) You will have the ability to manage the parcel’s access/ban list, as well as other parcel controls such as media, music, terraforming, parcel division/joining, etc (EXCEPTION: terraforming is disabled in Hadong).  If you are unfamiliar with land settings and tools, please read through the appropriate areas of the knowledge base or search YouTube for relevent tutorials.  You will be able to invite others to the group either to the tenant role (giving them the same rights as you) or to the everyone role (allowing them only to rez objects and set their home location).  You will not be able to deed the land’s parcels to any other group, or sell or abandon any parcels on the land.

If you choose to rent parcels out to other users, your tenants are expected to be complaint with policies 5 to 12 of this agreement.  You are responsible for ensuring this compliance and enforcing it, or be responsible for any consequences (including financial) if the agreement is broken.  If your tenants violate policies 5 through 10 of this agreement, the consequence may include your tenancy being revoked as well as theirs, at your own cost.

If you need a special role created for the group, this may be arranged.

5) The rating of this location is set to Mature.  Pornographic, offensive, hateful or illegal material is not permitted.  However merchants selling skins, shapes or tattoos that use nude images are permitted provided the avatars depicted are not displayed in a sexual context.  Such guidelines are discussed by LL in their knowledge base here.

6) You may sell avatar skins or shapes provided that the images depicted are deemed tasteful, and does not violate any of the stipulations mentioned above.  Management reserves the right to discern what material may be offensive or inappropriate.

7) Content promoting hateful or illegal material or services, including that which provide locations to such places or material will be promptly removed (includes but not limited to landmarks, images, scripts, notecards, local chat or agent IM’s).  Content and conduct that violate LL’s TOS, CS or other law is strictly prohibited.  Please also be familiar with LL’s Mainland Policies (it’s a short read, I promise).

8.) Security devices such as Gemini’s CDS,  RedZone, Voodoo and the like are not permitted to be used on Exodus parcels for the following reasons:
a) The devices are too unreliable at correctly identifying copybotters or unwanted alternate avatars, as IP cross referencing is flawed (particularly those who share a waypoint, router or dynamic IP through their ISP).  In addition, those determined to circumvent such systems can easily do so without any difficulty.
b) In our opinion, disclosure of a person’s alternate accounts, regardless of the reason, is a violation of user privacy. THIS IS NOT NEGOTIABLE! Such devices will be immediately returned and tenancy may be revoked without refund.  You have been warned!
c) You may use global banlist security tools (as much as I disagree with them) so long as they do not violate LL’s TOS, CS or the end user’s right to privacy. The security tool must not harvest IP addresses for any reason, including associating IP accounts to avatars.  The current exception to this is the Phantom Zone device, as although it no longer is tied into the SLPD system to associate avatars, but is operated by an organization that has long violated user privacy, not to mention the alleged violation of several international laws (including harassment, stalking, cyber bullying and collecting data on minors).
d) Chatter from your security device must be limited to your parcel.  For example, anyone walking by outside your parcel must not be spammed with messages such as “You are not permitted here, you will be ejected in 30 seconds.”  Systems such as hippoSecure can be set to scan only within its own parcel boundaries.

9) Please be a considerate neighbor.  Excessive scripts lag the sim.  If you use vendors, it’s a good idea to use those which have as few scripts as possible.  If using the HippoVEND system, consider removing the Slideshow and Sharing scripts if they are not needed.  A great alternative to the standard HippoVEND system is the HippoVEND Elite or the CasperVend systems, both of which use only one script per vendor.

10) Temp rezzers (with the exception of Holo/Model Vendors) are not permitted.  These systems may not APPEAR to use parcel prims, but they do use up temp prim allowances and are very taxing on sim resources.  Any temp rezzers found in use will be promptly returned and the tenant warned.  Repeated use will result in the termination of tenancy.

11) The management team reserves the right to end your tenancy without refund should these terms be violated.

12) The management team reserves the right to amend this agreement at any time.  Should a change be made, the updated agreement will be sent to you via group notice and/or notecard delivery.  A copy of updated agreements may also be obtained from the rental office for tenants or other interested parties to pick up at any time.
