This FAQ is a quick and dirty reference to the Exodus Properties Rental Guidelines.  For the full scope of the rental terms, please read the guidelines in full rather than just this summery.  By commencing your rental, it is understood that you agree to the rental terms.

Q) I want to rent the land, do I have to buy the land first and pay the purchase price?
A) Absolutely not.  Upon rental, the land sale will be cancelled.  You only pay the weekly tier.

Q) Do I need to be a premium member to rent?
A) No, but you will need to join the group in order to use the land (build, terraform, maintain parcel access permissions, etc.)

Q) How do I join the group?
A) Pay the rental box to begin your rental, then contact Trance12 Farquart to be added to the group.

Q) Where is the rental box?
A) It’s located on a different sim, so that it won’t count towards your prim use.  You’ll find it in The Tall Walk on the top floor of the mall (the teleporter by the landing point can take you there directly).  For future reference, the SLURL is also in the group’s charter so it’s easy to find.

Q) When is rent due?
A) On or before the date of expiry.  Clicking on your rental box will reveal the time remaining.

Q) What happens if my rent is late?
A) As soon as your rent goes into arrears, you are given 24 hours to continue the rental.  If the rent is not paid, the land is reclaimed, your tenancy revoked, and all items returned.  If rent is paid, the rental box will deduct the missing day from the total.  If your rent is consistently late and goes into arrears three times, your tenancy will be terminated.

Q) Can you teach me how to terraform/build/moderate/stream?
A) Sorry, but no, I really don’t have the time.  There are oodles and oodles of resources on the internet to teach you those functions.  Start with the knowledge base, or look up Torley’s videos on YouTube.  Just play around with the settings.  There’s nothing you can do to cause any real damage, and changes can easily be reverted.

Q) Are there building size or theme limitations?
A) Nope.

Q) Can I build skyboxes?
A) Yes, there are no building limitations.

Q) My skybox shows on the world map, how do I stop this?
A) Make sure your sky platform is placed somewhere 400m, ensuring the lowest point in the build (such as the bottom of a sphere) is above the 400m level.

Q) Can I divide and join parcels?
A) Yes.

Q) Can I terraform?
A) Yes, but unlike private estates, mainland estates have a 4m terraforming limit.  This means you will not be able to raise or lower the land beyond 4m of LL’s default settings.  Unfortunately, there is no way around this, it is LL’s rules.

EXCEPTION: The Hadong region is a semi-flat grassland region that took me ages to get as flat as I was able to manage.  To avoid future frustration and terraforming disasters, tenants in Hadong are not permitted to terraform.  If you require land in your parcel to be 100% flat, you must use a sky platform (it’s impossible to get the land completely flat with LL’s 4m limitation there).

Q) Can I be on the estate managers list?
A) No, not in mainland sims.  This is another limitation of mainland estates.

Q) Can I request a reset?
A) That would require being on the estate managers list, which is not possible.  However, LL resets the sim every Tuesday or Wednesday as scheduled.

Q) What is the maximum number of avatars allowed on the sim?
A) The sim will let you have no more than 40 people on the sim at a time.  Again, this is LL’s limitation.  Read more about LL’s imposed limitations.

Q) What abilities do I have as a tenant?
A) You can

  • invite people to the group or eject them
  • terraform (excluding Hadong tenants)
  • subdivide and join parcels
  • change music and media
  • change parcel name, description, windlight and search
  • set landing points and routing
  • fly, create objects, landmarks and set home
  • use event hosting in search
  • manage access list, ban list, passes and eject/freeze residents
  • return objects
  • deed objects
  • move or return deeded objects
  • receive notices
  • join group text and voice chat

If you invite others to be in the tenant role with you, they will have the same abilities mentioned above.  If you invite others only to the Everyone role, they will be allowed only to create objects, landmarks, set their home, join chat and receive notices.  If you need a special role created, you can request it.

Q) Can I change the land/parcel group?
A) No, not if you are renting.  For mainland you need to be a premium member to purchase the land and deed it to another group.  You can invite other residents to the group the land is already deeded to (either the Tenant role which will give them the same abilities you have, or to the Everyone role which will limit them to just a few abilities).

Q) How do I invite people to the group?
A) Find the group’s name in your Groups list of your chat console.  Open the group, and then open the Members and Roles tab.  Click on the Invite button to open the Group Invitation window.  Enter the name of the resident you wish to invite, then press the Select button (you can add multiple names simotaneously if you wish).  At the bottom of the Group Invitation window is a drop-box selector with role names.  Choose the role you would like to assign your invitee to (Everyone by default, or choose Tenant). Then click on the Send Invitations button when ready.

Q) Can I rent parcels to other tenants?
A) Absolutely, just remember that you and anyone living on your land must abide by the ~Exodus Properties~ Rental Guidelines, specifically point numbers 5-11.  If these terms are violated, you all may be risking eviction.  You are responsible to ensure that YOUR tenants are honoring the agreement, or YOU will be responsible for the consequences (including the possibility of reimbursing any rent they paid to you).

Q) What happens if my tenants don’t listen and break some of the major rules?
A) I hold you responsible, and I may reclaim the land and evict everyone.

Q) Will you refund my tenants if we are all evicted?
A) No.  The tier you pay to me just falls short of covering the cost of owning the sim.  Any rent you pay to me, is used to pay LL fees.  You’re responsible for moderating any guests and tenants on your land, and you are responsible for any financial damages they incur should this agreement be broken.

Q) I’m a premium member, can I buy the land instead of renting it?
A) If the land is available for purchase, yes!  You will need to pay the purchase price (shown in the land settings) plus estate holding fees due to LL.  See LL’s land pricing guide for pricing details.  Note that full mainland regions are apx half the monthly cost of private regions.
